Mold Testing & Inspection

Before any removal is scoped, we find out what's actually growing and where the moisture is coming from. Everything after that starts from the lab results, not a guess.

What's included in an inspection

A visual walkthrough of the affected area plus anywhere moisture commonly collects — attic decking, crawl space joists, behind tub surrounds, under kitchen sinks. We use a moisture meter and, where the situation calls for it, a thermal camera to find intrusion points that aren't visible yet.

If growth is visible or the air smells musty without a clear source, we collect air or surface samples and send them to an independent, accredited laboratory — we don't run our own lab, which is the point. You get a result that wasn't produced by the same company trying to sell you remediation.

What the report gives you

A written summary of findings, lab results with species identification where applicable, moisture readings by location, and a plain-language explanation of what — if anything — needs to happen next. If the result comes back clean, that's the report. We don't upsell remediation onto a clean test.
